With an individual housing contract, each resident is only held responsible for their portion of the common areas and their bedroom. As such, in the event that your roommate moves or does not return next semester, you will not be held responsible for their payment.

Tradition on Rio’s monthly installment payments provide residents with extended cable, Internet access, an in-unit washer and dryer, and access to our community amenities!

There are three installment options available to pay the entire amount due under your lease – one installment, two installments, or twelve installments. For the single installment option, the single installment is due August 1. For the two semester installment option, the first installment is due August 1 and the second installment is due January 1. For the twelve installment option, the first installment is due August 1, with the remaining eleven installments due on the 1st of the next eleven months. Please be aware that these are installment payment options, not monthly rent.

Monthly installment must be paid in full and payments can be paid via check, certified check, or through our online system. Money orders and cash will not be accepted.

Tradition on Rio is a non-pet friendly community. However, we do allow pets that are certified as an Emotional Support Animal.

Tradition on Rio’s insurance does not cover personal belongings. Because of this, we suggest getting renter’s insurance.

The housing contract for the Tradition on Rio is binding and cannot be broken. If you cannot live at Tradition on Rio for any reason after signing your housing contract, you will be required to re-let. Please contact the leasing office for additional information on our housing contract.

For maintenance requests, you can use the request form on our user-friendly resident portal, located on our website. You can also call the front desk or visit the leasing office in-person. For emergencies, please contact the front office immediately.

Inside each bedroom at the Tradition on Rio is a full-size bed and bed frame, two dresser drawers, a desk, and a desk chair. Likewise, inside each living room at the Tradition on Rio, you will find a couch, a love seat (studios not included), a coffee table, and bar chairs (for apartments with a kitchen bar top).

Mail will be delivered to your apartment’s mailbox, located on-site within the Tradition on Rio community. For any packages or large items, these items are held at the Tradition on Rio leasing office and will be available for pick-up during office hours.

New residents at the Tradition on Rio should bring bedding for a full-sized bed, toiletries, dishes and cookware, and decorative items to make your new place feel like home!

Yes. The property’s policy is included here for family occupants with a child(ren) under the age of eighteen (18) who is domiciled with (i) at least one parent, legal guardian, or another person having legal custody of the child under the age of eighteen, or (ii) the designee of such parent or other person having such custody, with written permission of such parent or other person. For family households with children, all household members age eighteen (18) or older must: (A) complete an application, and (B) sign the lease as a Resident. For family households with children under the age of eighteen (18), at least two (2) people will be permitted to occupy a single bedroom. If a family household with children under the age of eighteen (18) requires additional occupancy per bedroom, additional occupants may be allowed on a case-by-case basis based on factors including, but not limited to, the size of the bedroom(s) and unit, age of the children, configuration of the unit, any physical limitations of the property, and local occupancy codes. If the child occupant reaches eighteen (18) years of age during the term of the lease, the lease will be allowed to complete its term, but renewal will only be offered in compliance with the occupancy policy as stated. Child occupants who are under twenty-four (24) months at the time the lease is signed will not be counted under the occupancy policy for purposes of maximum occupancy but will be counted for subsequent leases if they reach the age of twenty-four (24) months during the term of the lease. The Landlord has the right to lease any empty bedroom(s). Families should contact the office directly regarding the application for family households, as this process varies from individual leasing and the required forms are not all available electronically.

Tradition on Rio offers Leap as an option for residents without a guarantor. Leap is a simple and easy way to fill in for a guarantor or parent co-signer. The online application process is free and only requires about 5 minutes to complete. You will receive a conditional decision within 30 minutes of your application during normal business hours.
