Move-In Procedures
We're thrilled to welcome you to your new home! To ensure a hassle-free move-in experience, we've outlined a step-by-step guide to streamline the process. Take a look at the sections below to learn more about your move-in times, where to pick up keys, what you need to complete ahead of time to qualify for Fast Pass Move-In, and more.
What To Expect Move-in Day
Your contract begins on 08/22/2024, and the earliest your apartment will be available for move-in is 08/22/2024. Please arrive at 1901 Rio Grande Street, Austin, TX 78705 no earlier than 10:00 AM. When you arrive, please park f you are not paying for parking space, please plan to vacate the garage by 5 PM. Move in times for your assigned floors are listed below.

Welcome to your move-in day! To ensure a smooth arrival process, please follow the steps shown on the map below. Our move-in map will guide you to the right place for your move-in. Move In Check In!
Fast Pass Eligible? Your move in day begins! Meet our Tradition on Rio representative on the bottom floor of our garage to pick up your keys and meet your movers to assist in making your move the smoothest it could be. Please note, only your vehicle is allowed to be parked in the garage during move in day. If you do not have premium parking, you must move your vehicle outside of the garage at 5 PM.
If you did not qualify for fast pass, you, as the primary resident, can park temporarily in the garage to meet our team members in the Clubhouse which is located on floor 1. You will need to exit your vehicle and meet there to discuss what is missing in your move in checklist. Once solidified, you can begin your move in day when you receive your keys in meeting our movers at the bottom floor of our parking garage.
For all assisting vehicles (every vehicle that is not the primary resident) must exit the pathway of the parking garage and find parking in the surrounding areas.
**If you do not pay for parking, you must vacate the garage 5 PM on 8/22. This is reserved for the specific residents who have set up premium parking and received confirmation. **
Fast-Pass Move-In Checklist
We offer Fast Pass move-in options for your convenience. In order to qualify for this option, be sure you've completed all the items listed in the drop downs shown here, including any move in check list items shown in the ResidentPortal. Please note, failure to complete these items ahead of time may result in longer wait times during key pickup. Let's make your move-in process swift and seamless!
Checklist
On move-in day, we will verify that the full month’s installment, fees, and any outstanding paperwork are complete before giving out keys. Please note that we only accept certified checks; cash and money orders will not be accepted. If you choose to pay online before your arrival, please ensure to bring a copy of the online confirmation. Your first month’s installment is due no later than 08/01/2024. It’s crucial to ensure all fees and your first month’s installment are paid on time to secure your unit and prepare for move-in day.

Resident Portal
As a condition of the Housing Contract, residents are required to carry liability insurance. To satisfy this requirement you have two options - purchase liability insurance and provide proof of coverage to the leasing office or do nothing. If no action is taken, you will be automatically enrolled in the Landlord Liability Protection Program. Please see attached flyer for more detail.

Residents do not have to establish utility accounts prior to move in. Make sure you have created your ResidentPortal to view your monthly utility charge and make a payment. Please review the linked flyers for helpful conservation tips.
